According to FEMA, a flood is defined as a condition where land that is typically dry and expands more than two acres is inundated with water. With Massachusetts being a coastal state, floods are more common than you may expect – and increasingly so. Although the most important step in protecting your property in the possible event of a flood is purchasing a policy, it’s also crucial to understand what is and isn’t covered.

In case of a flood, What is covered?

Under your flood insurance policy, some basic things should be covered. From your desktop computer to your electrical system, these belongings fall under two general categories – home and personal. Within these two groups are the following:

In your Home

  • Essential systems (including AC, electrical, plumbing, water heaters, etc)
  • Appliances (refrigerators, washing machines, stoves)
  • Carpeting
  • Window treatments (such as window blinds)
  • Cabinets
  • Building foundation (walls, staircases)
  • Detached garages

Personal

  • Personal property (clothing, furniture, electronics, etc.)
  • Portable air conditioners
  • Microwaves (and even the food within your fridge!)
  • Window curtains
  • Valuables (worth up to $2,500)

In addition to this, it’s also important to note that the building and home side of your policy will cover up to a maximum of $250,000, while the personal side will cover up to a maximum of $100,000.

And what is NOT covered?

Although the majority of your belongings should be covered under a flood insurance policy, there are some major exceptions. For instance, did you know that any property kept in your basement isn’t protected in the case of a flood? The list of property that your policy won’t cover includes the following:

  • Cars/vehicles (however, certain auto insurance policies may help here)
  • Damage caused by mildew or mold
  • Cash (or any other paper of monetary value, such as stock certificates)
  • Outdoor property (decks, patios, pools, fences, etc)
  • Property in basements
  • Living expenses (in the case your property becomes inhabitable)
